Item 1 Income Requirements
Applicants must have verifiable income from salary and/or other sources of income
as follows:
- Verifiable annual income of $25,000.00 for the past and current year plus $3,000.00 per dependent
- Seniors (age 62) $13,000.00
Note: Child support or alimony used for annual income must be
accompanied by a Certified Court Order.
Item 2 Identification Requirements
Valid Drivers License or State Identification Card and Social
Security Card from Applicant(s). Social Security Cards of all dependents
who will reside in the unit, documentation of maritial status and birth certificates of minors or foster care documentation.
Note: These items must be photocopied and included when the application
is forwarded to the Membership Committee for approval.
Any claim of Legal Guardianship must be accompanied by a certified
copy of the Court Order.
Item 3 Credit Requirements
Seventy-five percent (75%) of all credit must receive credit
ratings of R-1/I-l. No ratings below R-2/J-2 will be considered
with the following exceptions (only if the above "75% rule"
is met):
- Judgment that has been paid at least one (1) year
- Bankruptcy filed at least five (5) years
Prior landlord or mortgage must verify that applicant (s) is
in good standing with a timely payment record for the lease or
mortgage period noted.
Applicant (s) must supply at least two (2) recent paycheck stubs,
last two (2) year's W-2 and 1040 and any additional information deemed
necessary. The Management Office must obtain a letter from employer
(s) verifying earned income.
Item 4 Background Check
A background check will be performed for all applicants and any
of their dependents, 18 years old and over, who will reside in
the unit. The background check shall include but not be limited
to all information from the past seven (7) years.
Criminal History - Any felony or misdemeanor convictions including
but not limited to:
- Murder, Attempt to Murder, Manslaughter
- Rape/Sexual Assault, Child Molestation, Child Abuse
- Any Sex Crime charged as a misdemeanor
- Any crimes against the elderly
- Spousal Abuse, Domestic Violence, Assault and/or Battery
- Armed Robbery, Extortion, Home Invasion, Burglary of any kind
- Mob Action, Carjacking, Auto Theft, Retail Theft, Any Hate
Crime
- Stalking, Drug Crimes of any kind, Weapons or Firearms crimes,
Arson
- Criminal Damage to Property, Criminal Trespassing, Gang crimes,
RICO crimes
