The Cooperative Concept
why cooperative living is better
What is a cooperative?
A Cooperative is a business that is owned by the people who use it.
As a member you will own one share of this not-for-profit Corporation.
As a non-profit organization, we offer far more housing for less money.
Cooperative residents have an equal vote in this corporation, which
holds title to the property. Residents elect a Board of Directors. The
Board sets standards of excellence to assure that the community remains
a pleasant and peaceful place in which to live.
What is the difference between co-op living vs. home ownership or
Renting?
Co-op living provides the advantages of home ownership without the responsibility
while receiving the convenience of renting. Your Co-op home is maintained
for you with the exception of lawn and interior decorating. As a homeowner,
you would either need to become a handy man or pay the high cost of
contractors to make repairs.
Renters receive no tax advantages, they pay as much as the landlord
demands and only have a pile of receipts to show for years of
payment. More
advantages of owning a Cooperative.
How your money is spent
Each dollar in your monthly carrying charges is carefully allocated
to provide the finest housing at the lowest possible cost. Your charges
include Real Estate taxes, mortgage interest and principal, mortgage
insurance and restricted and unrestricted reserves. A substantial portion
is tax deductible. You may deduct your share of payments for tax and
interest.
